:P Lots thats my girlfriend who put all the poly down herself, I just did the sanding! :lol:

Who-a-thunk ;) The floor is lookin real good Joe. I don't think you can over poly as long as you give it PLENTY of drying time. I think I put about 6 or 8 coats on mine quite a few yrs back & it's still looking good with a few dogs & kids.

cant shoot the cat... its a 2 family house (i wont give away my pro real estate secrets as to how I knew that) but tenents either have cats or dogs (ill take cats!) and if neither of those apply a cat keeps the house free from mice ;) (and thats important in a multi fam.) :lol:
