A chimney of common brick can sometimes wick enough water through the sides to cause it to run down the inside.

Or, be old enough that some of the mortar is actually missing between bricks so that a lot of driving rain is pushed in through the chimney sides.

Reason I asked--take a LOT of moisture to get to drippin through well seated tiles. Comin in the top is more realistic.

Yes the chimney has clay tiles in it it is a double block chimney that runs threw the middle of the house it is about 35 + feet tall I have never notice any moisture around the seams on eighter side but it is ovious that there is moisture comming from some where as soon as it warms up a little more I will get up on the roof and check the cap out and install a rain cap on the chimney and see if that helps
Thank you again
