The coal boiler may or may not be contributing to your squeaking woes. This is probably the first coal heated house your builder ever built so guess what gets the blame. If your wife was not totally on board with the coal idea then guess what gets blamed. Some builders glue and screw their flooring to avoid squeaks but even then *censored* happens. I have never built a new house and have no plans to but friends who have tell me it is very stressful. One thing that some new homeowners around here were dealing with lately was frozen water pipes. I have heard people say that a house that is a couple of years old is worth more than the same house just built and never lived in. The reasoning is that a house that has been lived in for 2 – 5 years has probably had all or most of the faults discovered and corrected.

Hang in there!

I have seen screws that are designed to stop squeaks, they have a break off part up by the head. You send them down through the floorboard, and the screw breaks off just under the surface. Then you putty the hole up.

My uncle and cousin are home builders. He always glues the sub floor to the joists to help prevent sqeaks, creaks, and noises.

He walks around and listens for squeaks while he walks, then go sends one guy below to glue while he puts a couple more nails\screws in.

If you had a REALLY wet spring/summer and your house was really soaked good before it was sealed off, the extra shrinking, squeaks, creaks, and noises, are expected.

Get some wood glue and head down to the basement. I would do glue and the drywall screw idea.

Also, ask your builder if he glues the sub floors? If he says no, then I would def start there!

Hope this helps.

My builder did glue and screw... that was one of my first questions before we decided to go with him. I can see the glue as well in the basement where a little or a lot  dripped down the side of the joists. I will just have to wait until spring of summer to see if the squeaks go away... nothing else I can do.
