I was about to say the same thing! In my home town that would start at $750k with $10k+ in property taxes ... :shock: In the town I live now, at least $475k. :o

That place is mint!! I would imagine that should sell damn fast for all that at that price! That's not much more than I paid for this dump ...

Large pond... Hahahaha I guess so! That is a good price, smitty for the 500,000 and up club there usually houses directly on the lake around here.

There is still time for you to sell and move to Northern NY. We have none of the traffic you are always complaining about. :D

As Im sure your realtor will tell you , this is one of the worst times of year to sell a house. After labor day things will pick up.... not that buying coal is ever a bad decision :woot:

I sure agree with Waldo. Your offering is a tremendous value, and summer is when buyers are vacationing AND busy with families, but as the back to school drums start beating and a more normal schedule returns is the time activity ramps up. Coal.....never can have too much......pellets, not so much. Still see them everywhere, stocked and in pick-ups. Nothing smarter than buying a 50K pickup to truck them home...all 6 tons of them......

It's not just real estate - everything seems to be in a BIG TIME lull this summer. People just aren't parting with their money. Probably because the government took most of it ... but that's another story for another day ... :|

I can seem to sell a damn thing this summer! Before this year, it was just a matter of time. This year, very few phone calls even.

Still no bites. Had a neighbor take some aerial shots. Hopefully I can pick a good one to update the listing. My hope is that it will get someone's attention that is looking for a country home with limited neighbors.

Rob, nice place so close to the water. Your realtor can provide listed vs sold cost data on local houses, also days on market before sold. That can guide you into making decisions. Best of luck, know what you are dealing with.

There is nothing selling in my area over $100,000. My place is fairly unique, so I am hoping one of you coal guys will want it. :D

Had a showing last Monday. Young couple with a small boy. Looking for a lot of the same things that drew me here in the first place, hoping to hear something tomorrow to indicate if they are interested. So far just some general comments and questions.
